The Proposals
There is an urgent need for new homes in East Suffolk. Lowestoft is the largest built-up area in the district and a key area for future growth.
The plans include:
Our vision is to create a well-designed, sustainable new neighbourhood that responds sensitively to its surroundings and supports the needs of both new and existing residents.
The proposals include:
- Up to 450 new homes, providing a mix of housing types and tenures, including Affordable Homes
- A clear and safe primary access from Beccles Road
- A network of new streets and routes through the development
- Generous public open space and landscaped areas for people to enjoy
- New natural green spaces, including allotments, designed to enhance biodiversity and support local wildlife
- Sustainable Drainage Systems (SuDS) to manage surface water responsibly
- Improved walking and cycling pathways to encourage active travel
- And a potential new Early Years facility
A Landscape Led Approach
The proposals have been carefully designed to support a greener, more efficient, and environmentally conscious development by:
- Creation of a new 9.5-hectare publicly accessible green space, featuring circular walking and cycling routes of varying lengths. Designed as an attractive space for recreation and wellbeing, it will provide opportunities for walking, cycling, and dog walking, including a secure enclosed dog play area. This new space is intended to help reduce recreational pressure on the marshes while creating a valuable community asset.
- A new destination play space which will deliver a wide variety of play activities for all ages. It will be designed to encourage curious play within nature and provide hours of entertainment.
- A new gateway into the Broads National Park will be created, along with improved edges to the nearby settlement through new woodland planting.
- Retention of open view corridors between Beccles Road and the Broads.
- Creation of a formal green corridor through the heart of the Site, providing an attractive setting for new homes, as well as space for play and socialising close to home.
- Delivery of considerable new native habitats and biodiversity enhancements
Landscape Strategy
This is an outline planning application, meaning that detailed design matters such as layout, scale, appearance, and landscaping will be determined at a later stage.
At this stage, approval is being sought for the principle of development, key development parameters such as zones for building and public open space and site access only.
